Full Sand and Finish

This process also sands beneath the existing color, allowing you to select a new stain color or a natural finish.

We have plenty of options for the finish on your new floor. Our standard quote includes two coats of an oil-based polyurethane, available in both semi-gloss and high-gloss finishes. An upgrade option would be the Loba Supra 2K, a 2-part waterborne polyurethane with lower VOCs, a more durable finish, and a low-gloss appearance.

Screen and Recoat

Sometimes, wood floors require a lighter touch than a full refinishing. A screen and recoat offers that lighter touch, removing surface scratches and light wear and tear from your existing wood flooring. Light abrasion and a new topcoat provide a gentle refresh. This might be ideal when your floors are still in decent shape but require a little TLC before a home resale.

Keep in mind that your floors will not be sanded down to bare wood, as they are in a full sand and finish. This means that you will not be able to change your color with a screen and recoat.

How long does floor refinishing take (and cure time before furniture goes back)?

Floor refinishing typically takes several days to a week. The floor will be ready for light foot traffic (in socks) several hours after the finish is applied. The full cure time is usually several days, but this depends on whether you select oil-based polyurethane or the Loba Supra 2K water-based finish. Oil-based finishes require longer cure times than the water-based option.

How many times can hardwood floors be refinished?

Solid hardwood floors can usually be refinished about four times. Some engineered wood floors can also be refinished, but it depends on the thickness of the wear layer. Usually, engineered floors can be refinished one or two times.

Do I need to leave my house during refinishing?

It is generally recommended that you leave your house during refinishing to give the floors time to cure and to avoid the fumes associated with flooring finishes.

Can you match new refinished floors to my stairs or trim?
